The ventilation air properties should be the same as would occur in the actual system being modeled.  The supply air flow rate is the amount of air entering the zone - whether it is all outside air or all return air or a mix depends on the design of the system.

I think the AIR FLOW will be supply air to building.
 
Supply air flow  =Total air flow = Ventilation air flow +Return air flow from building
