There is a 2-pipe fan-coil model in the TESS HVAC component library for TRNSYS
16.  The model relies on the bypass fraction approach to calculate the leaving
air and fluid conditions.  You may find more information on this model, and its
availability at www.trnsys.com  Follow the link for additional component
libraries.
